Overview

Reports To: Varies by location

Primary Functions: Provide assistance to originator in the origination and processing of mortgage loans.

Duties and Responsibilities:

  1. Accept telephone calls for the originator, coordinate appointments, respond to inquiries, and provide updated loan status to real estate agents and borrowers.
  2. Input the loan application, print out applicable origination documentation and required disclosures, obtain borrowers' signatures as required and review documentation for accuracy and completeness.
  3. Photocopy documentation supplied by the borrower; income tax returns, paycheck stubs, bank statements, etc.
  4. Set up mortgage application files and request verification of all information received in the mortgage loan application via letters to employers, banks, creditors or by alternative documentation acceptable to the secondary market. Perform necessary follow up order credit reports, appraisals, and prelims as needed in files.
  5. Provide support to originator by maintaining ongoing communication with client base and real estate agents. Perform tasks directly or indirectly related to marketing and advertising.
  6. Maintain a basic knowledge of computer programs; i.e., Mortgage Ware, Microsoft Office, Desktop Underwriter, particularly Word, Excel, and Access, Microsoft Publisher, and new software as it becomes available or needed.
  7. Arrange for the pick up and delivery of documents, brochures, loan packages, and other miscellaneous items as needed.
  8. Perform other duties as assigned.

Qualifications

Education: High School graduate or equivalent.

Creditable Experience in Lieu of Education: Not Applicable

Experience/Skills: Proficiency at typing and a knowledge of office machines. Two years general office experience which includes direct customer contact. Math aptitude or one year experience mortgage loan related field preferred. Personal computer skills required and the ability to quickly learn the mortgage origination related programs. Must be self-motivated, resourceful, and possess good organizational and communication skills, and demonstrate the ability to get along well with the public. Must have the ability to accomplish assigned tasks with minimum or no supervision within an established time frame.

Compensation

Starting base salary will be determined based on candidate experience, qualifications, education, and applicable local or state wage requirements, and will fall within the range provided below. In accordance with our Salary Administration policy, new hire base salaries generally fall between the minimum and midpoint of the listed range.

Salary Pay Range: 14

$45,633 - $66,624 annually

Overview

Reports To: Varies by location

Primary Functions: Originate mortgage loans and promote related programs within the real estate profession and through personal networks.

Duties and Responsibilities:

  1. Market mortgage loan programs to the real estate sales industry and to personal contacts.
  2. Develop and maintain loan referral relationships with professionals in real estate, accounting, legal and financial planning fields.
  3. Interview buyer/applicants and originate investor mortgage loans. Accept applications and input them to the origination system, provide required estimates and disclosures, and gather required documentation and fees to process mortgage loans.
  4. Ensure all loans are originated, disclosed and/or re-directed accurately and timely within all established regulatory compliance requirements and timeframes.
  5. Ensure accurate processing is completed in a timely manner and prepare for submission to underwriting.
  6. If the loan is approved, take final steps to ensure a smooth closing. If the loan is declined, verbally advise the borrower and issue applicable refunds. Return any documents not pertaining to credit.
  7. Conduct sales presentations for Realtors as necessary to enhance business relations.
  8. Perform other duties as assigned.

Qualifications

Education: Bachelors degree in Business Administration with advanced industry courses in real estate lending.

Creditable Experience in Lieu of Education: Two years of real estate lending experience with at least one year at the loan officer/originator level. Advanced industry courses in real estate lending.

Experience/Skills: Strong attention to detail and ability to perform industry related analysis required. Strong selling and communication skills. A good working knowledge of all aspects of real estate lending including knowledge of all applicable laws, regulations and programs. Proven ability to develop sources of mortgage loan application business.

Functions Supervised: Mortgage Underwriting, Credit Policy, and Production Support

Primary Functions: Responsible for development of credit policy, quality loan decisions and performance requirements of underwriting, and production support staff.

Duties and Responsibilities:

  1. Oversee all mortgage underwriting functions. Train, develop, supervise, and conduct performance evaluations and other personnel actions for all subordinates.
  2. Oversee all mortgage production support functions. Train, develop, supervise, and conduct performance evaluations and other personnel actions for all subordinates.
  3. Supervise mortgage credit policy staff and manage daily workflow related to product development, credit policy communications, and product training.
  4. Work with Mortgage and Real Estate managers and executives to develop and implement credit policies and portfolio loan underwriting guidelines.
  5. Underwrite mortgage loans for executive employee loans, as needed, in compliance with established policies and requirements; serve as a delegated or direct-endorsement underwriter and SAR appraisal reviewer within the requirements established by the investor, insurer or guarantor.
  6. Work closely with Mortgage Operations and Global Credit Union Home Loans management to insure staff is aware of and following all established program and policy requirements of each investor and/or agency and insurer.
  7. Act as a resource to both underwriting and production staff and provide information regarding changes to investor and/or guarantor policies and procedures.
  8. Work closely with the Mortgage and RE Lending Compliance team to ensure all Global Credit Union mortgage credit policies meet current regulatory compliance requirements.
  9. Maintain a current knowledge of existing laws, statutes, regulations, ordinances, policies and procedures pertaining to real estate and mortgage lending.
  10. Perform other duties as assigned.

Qualifications

Education: Bachelor's degree in business administration or management with advanced industry courses in real estate lending including knowledge of all applicable laws and regulations.

Creditable Experience in Lieu of Education: At least five years management/supervisory experience and at least five years experience in underwriting with at least ten years of relevant experience. Advanced industry courses in real estate lending recommended.

Experience/Skills: Must have five years experience in mortgage underwriting including conventional, FHA, VA, RD and/or specialty program underwriting. Prefer an active DE CHUMS and SAR number and a minimum of five years management/supervisory experience with demonstrated ability to train staff. Must be familiar with all investor guidelines. Working experience with DU, LP and GUS underwriting systems preferred.

Position Summary

The Mortgage Loan Originator solicits and develops a wide variety of residential mortgage loans. Spends a significant amount of time on outside sales activities, and maintains good sales relationships with realtors and other mortgage referral sources. 

 The following duties are intended to provide a representative summary of the major duties and responsibilities and ARE NOT intended to serve as a comprehensive list of all duties performed by all employees in this classification. Incumbent(s) may not be required to perform all duties listed and may be required to perform additional duties. 

 Essential Duties and Responsibilities

  1. Receive and screen loan applications. Receive authorization to run applicant credit as well as review income/asset information, notify those applicants that are not qualified within the proper timeframe.
  2. Conduct the loan interview and secure the customer information necessary to initiate a loan transaction. Provide loan information and service to customers, realtors, and others as needed.
  3. Based on specific investor guidelines, determine if the borrower(s) qualify for the loan program applied for. 
  4. Order a real estate appraisal for a purchase or refinance transaction. 
  5. Maintain knowledge of trends and developments in the local real estate market; current and predicted lending rates; and changes in rules, regulations, and best practices of various mortgages.
  6. Develop and maintains contacts with local realtors, developers, and builders to promote and encourage the use of bank services for residential mortgages.
  7. Follow applicable state & federal laws and regulations. 
  8. Comply with company, FNMA, FHLMC, FHA, VA and industry standard rules and guidelines.
  9. Other duties as assigned.

Qualifications 

Education

  • High School Diploma or equivalent.

 Experience

  • Three years of lending experience.
  • Related military education/experience may be used as a substitute for education or work experience.

Licenses & Certifications 

  • Valid driver’s license and reliable transportation. 
  • Registration and annual certification with the National Mortgage Loan Licensing Registry required.

 Knowledge & Communication Skills 

  • Exceptional communicator with the talent to easily identify issues, problems or concerns and mentor staff to self-discover resolutions and solutions. 
  • Ability to effectively present information and respond to questions.
  • Excellent organizational skills and attention to detail.
  • Thorough understanding of Federal Housing Authority (FHA), Veterans Affairs (VA), Federal National Mortgage (Fannie Mae), Alaska Housing Finance Corporation (AHFC),   and other types of construction and conventional loans.

Analytical & Decision Making Skills 

  • Ability to read, analyze, and interpret financial statements, income tax returns, investor policies, and governmental regulations.
  • Ability to manage priorities and workflow.
  • Versatility, flexibility, and a willingness to work within constantly changing priorities with enthusiasm.

 Computer/Software/Other Equipment Skills 

  • Intermediate knowledge of MS Office Suite, including Word, Excel, PowerPoint, and Outlook. Ability to operate standard office equipment such as PC, printer, fax/copier, and telephone.
