We're six days from the solstice. That means we are at the point where the light tricks you into thinking it's 3pm when your phone says 11:30 at night (I know I am feeling that already). It also means the summer we've all been building toward is fully here, and people who spent the winter thinking about their next home are now ready to move.
There's something worth recognizing in that. Buying a home in Alaska is rarely an impulse decision. It's a long conversation, sometimes months of calls, questions, and careful math, and the professionals who do this work well know it. They show up every week, return every call, keep every file moving, even when the market isn't easy. That consistency is what clients remember. It's what sets Alaska mortgage professionals apart from everyone else.
The busy season doesn't last forever here. Bring your best to it. The work you're doing right now, in the middle of all this light, matters more than it might feel like on a hard day.

News From Last Week

RATES TICK UP TO 6.52% AHEAD OF THIS WEEK'S CRITICAL FED MEETING
The 30-year fixed-rate mortgage averaged 6.52% for the week ending June 11, up from 6.48% the prior week, according to Freddie Mac's Primary Mortgage Market Survey. The 15-year fixed averaged 5.84%, also up four basis points from the week before. Freddie Mac Chief Economist Sam Khater noted that stronger employment data has helped keep buyer activity steady even as rates have moved higher since early spring. The Federal Reserve meets June 16-17 and is widely expected to hold its benchmark rate at 3.50-3.75%, though analysts caution the meeting may produce a hawkish signal that could push mortgage rates higher in the weeks ahead.
Alaska Impact: Alaska borrowers face the same mid-6% rate environment as the rest of the country, with limited near-term relief on the horizon unless the Fed surprises markets this week. Members should prepare clients for rates that could remain elevated or move higher if the Fed signals a policy shift away from its easing bias. Conversations about rate lock timing and lender shopping are worth having proactively.
TRUMP NOMINATES BRIAN JOHNSON TO LEAD CFPB; ACTING DIRECTOR VOUGHT ERA ENDS
President Trump nominated Brian Johnson as the next Senate-confirmed CFPB director on June 10, according to reporting from HousingWire and American Banker. Johnson served as Acting Deputy and then Deputy Director of the bureau from December 2017 through March 2020 under Director Kathy Kraninger, and previously spent more than 12 years on Capitol Hill, including as chief financial institutions counsel for the House Financial Services Committee. The nomination is the administration's third attempt to permanently fill the director seat following the withdrawal of two prior nominees. CFPB Chief Legal Officer Mark Paoletta is set to serve as acting director until Johnson clears Senate confirmation.
Alaska Impact: For Alaska lenders and compliance professionals, a CFPB director with deep institutional experience is a more predictable environment than the 16-month interim period under acting director Russell Vought. Industry observers expect Johnson to maintain the current reduced enforcement posture while bringing greater regulatory stability. Watch for confirmation hearings to signal the bureau's direction on fair lending, mortgage technology oversight, and servicing standards.
EXISTING HOME SALES JUMP 3.2% IN MAY, REACH STRONGEST PACE SINCE DECEMBER
The National Association of Realtors reported June 9 that existing home sales rose 3.2% in May from both April and a year earlier, reaching a seasonally adjusted annual rate of 4.17 million units -- the highest since December. The national median existing-home price hit a record $429,300 for the month of May, extending a streak of annual price gains to 35 consecutive months. NAR's Housing Affordability Index climbed to 105.6 from 97.5 a year earlier, reflecting income growth that has modestly outpaced home-price appreciation. NAR Chief Economist Lawrence Yun noted that buyers are proving willing to act despite rate pressures that remain lower than year-ago levels.
Alaska Impact: While national figures do not capture Alaska sales volumes directly, the trend reflects what many AMBA members are seeing on the ground: buyers who hesitated earlier in 2026 are beginning to move. Alaska's limited inventory, historically moderate price appreciation, and active spring selling season create conditions where qualified buyers have real opportunity. The affordability improvement trend is worth communicating to clients who have stayed on the sideline based on rate concerns alone.
MISMO RELEASES FRAME AI GOVERNANCE TOOLKIT FOR MORTGAGE COMPANIES
MISMO, the real estate finance industry's standards organization, released the Framework for Responsible AI in the Mortgage Ecosystem (FRAME) on June 11, in a joint announcement with the Mortgage Bankers Association. Developed through MISMO's AI Community of Practice in collaboration with the MBA's Residential Board of Governors, FRAME is a practical toolkit to help mortgage companies of all sizes establish policies, controls, and board-level oversight for AI use. FRAME is available now through MISMO Connect. The release comes as the CFPB's Regulation B amendment -- removing disparate impact liability from ECOA enforcement -- takes effect July 21, 2026, a change that makes voluntary AI governance frameworks increasingly important for lenders managing fair lending risk.
Alaska Impact: Alaska lenders and servicers using AI tools for document review, pricing support, fraud detection, or borrower communication -- whether intentionally deployed or embedded in existing platforms -- now have a practical framework to assess and document their governance posture. With the ECOA rule change arriving July 21, AMBA encourages members to review their AI exposure and consider how FRAME can help operationalize existing compliance obligations before the effective date.
