Rates are at their lowest point since 2022, and the buyers who've been sitting on the sidelines are starting to move. This is the moment we've been waiting for, and you're in the right seat to help people make it happen.
I know this business can feel heavy sometimes — the regulatory noise, the market uncertainty, the headlines that seem to change every week. Last week gave us plenty of that between the Supreme Court tariff ruling and the ongoing CFPB debate. But here's what I keep coming back to: Alaska's mortgage professionals show up every single day and help real people buy homes, build equity, and plant roots in this state. MarcH 18th Assembly Candidate Meet and Greet
March 18th marks one of AMBA's biggest events in our history. As of today, 15 of the 16 current Anchorage Assembly candidates have committed to joining us for a meet and greet, bringing the mortgage, real estate, and housing community face to face with the people running for office. News From Last Week
We still want to hear from you! Review AMBA's Deed Fraud Survey - Due by the end of this week!
AMBA is collecting industry data on deed fraud and fraudulent property transfers to inform potential legislative solutions during the current 2026 Alaska Legislative Session. The confidential survey, which takes approximately 5 minutes to complete, seeks information about fraudulent deed recordings, identity theft related to property ownership, forged signatures on property documents, unauthorized liens, and title issues caused by fraudulent documents. AMBA's Legislative Affairs Committee will use the aggregated data to advocate for stronger protections, streamlined remedies for victims, and improved safeguards in Alaska's property recording system. The survey closes February 28th and can be completed anonymously to protect sensitive client and transaction information while still providing valuable pattern data.
Alaska Impact: Deed fraud disproportionately affects Alaska homeowners due to inconsistent oversight across the state's 34 recording districts, limited verification requirements in the recording process, and gaps in fraud detection systems. Member responses will directly shape AMBA's advocacy priorities and policy recommendations to Alaska legislators, helping protect both Alaska homeowners and the integrity of mortgage transactions statewide. Mortgage Rates Drop to Lowest Level Since September 2022
Freddie Mac's chief economist noted that the lower rate environment is improving affordability for homebuyers while also strengthening the financial position of current homeowners, with refinance application activity more than doubling over the past year. The 30-year fixed averaged 6.01% for the week ending February 19, down from 6.09% the prior week and well below the 6.85% average from a year ago. For Alaska members, this is the most favorable rate window we've seen in years — worth communicating proactively to your pipeline.
Alaska Impact: With Anchorage home prices averaging over $500,000 and the spring buying season approaching, the timing could unlock pent-up buyer demand. Watch for increased refinance inquiries as well.
Supreme Court Strikes Down Trump Tariffs — What It Means for Housing
The Supreme Court ruled 6-3 in Learning Resources v. Trump that the federal government lacked the legal authority under the International Emergency Economic Powers Act to impose broad tariff increases without clear congressional authorization, effectively invalidating tariffs imposed under emergency powers authority in 2025, including many affecting imports such as lumber, furniture, and cabinetry integral to homebuilding. Trump responded by announcing a new 10% global tariff under different statutory authority, opening a new round of legal and economic uncertainty.
Alaska Impact: Alaska construction costs run significantly above the Lower 48 baseline, so any relief on building material costs is meaningful. But the administration's response means this story isn't over. We'll track the fallout through the session.
White House Report Targets CFPB Costs
A White House Council of Economic Advisers report estimated that CFPB rulemaking may have increased costs by $1,100 to $1,700 per originated mortgage, according to administration analysis. The report adds political momentum to ongoing efforts to reshape the Bureau's enforcement posture. Meanwhile, federal agencies are pulling back from disparate-impact oversight while state attorneys general are stepping up enforcement, creating a fragmented compliance landscape where clear documentation practices matter more than ever.
Alaska Impact: As federal enforcement patterns shift, Alaska lenders should ensure their compliance documentation is solid. State-level enforcement and private lawsuits are filling the gap left by reduced federal oversight.
Alaska Legislature: Personal Bill Deadline Was February 23
Today marks the personal bill deadline in the Alaska Legislature, the last day for individual legislators to introduce their own legislation this session. Bills introduced last month include a measure from Rep. Sarah Vance that would cap annual property assessment increases at 5% unless tied to improvements or new information. This kind of property tax legislation directly affects affordability and deserves our attention as the session moves forward. AMBA's Legislative Affairs Committee is tracking relevant legislation and will provide updates as bills move through committee.
Alaska Impact: The personal bill deadline means the legislative picture is now more defined. Expect the next several weeks to see increased committee action as bills get their hearings.
