As we begin 2026, I want to thank each of you for the incredible work you do helping Alaskans achieve homeownership. Every closing you facilitate, every first-time buyer you guide through the process, and every family you help secure financing represents the American Dream becoming reality right here in Alaska.
This year brings exciting opportunities for AMBA and our members. Our Legislative Affairs Committee is already hard at work reviewing and tracking legislation across the state to move forward and protect the mortgage industry in Alaska. The Boards busy planning and all of our upcoming events and luncheons including our March Anchorage Assembly Meet and Greet.
The year ahead will also bring continued professional development opportunities, networking events, and resources to help you succeed. AMBA exists to support you, advocate for you, and ensure Alaska's mortgage banking community thrives. I'm grateful to work alongside such dedicated professionals, and I look forward to what we'll accomplish together in 2026.

News From Last Week

TRUMP ADMINISTRATION UNVEILS MAJOR HOUSING PROPOSALS
The Trump administration made headlines this week with several significant housing policy announcements aimed at addressing affordability challenges. On January 8th, President Trump announced plans to direct Fannie Mae and Freddie Mac to purchase $200 billion in mortgage-backed securities in an effort to drive down mortgage rates. FHFA Director Bill Pulte confirmed the GSEs would be implementing the program, which represents a substantial intervention in mortgage markets.
Markets reacted positively to the announcement, with mortgage rates dropping below 6% for many borrowers as investors priced in the expected liquidity injection. While the full implementation details and timeline remain under development, the move signals the administration's willingness to use the GSEs' balance sheet capacity to influence borrowing costs.
Trump also announced his intention to ban large institutional investors from purchasing single-family homes, arguing that corporate ownership has contributed to housing affordability challenges. The president stated he would call on Congress to codify the ban into law and promised additional details at the World Economic Forum later this month. Implementation would require congressional action, and specifics on scope and enforcement mechanisms have not yet been released.
Additionally, FHFA Director Pulte has publicly discussed the possibility of introducing 50-year mortgage terms as a potential tool to lower monthly payments for buyers. The concept has sparked significant industry debate, with economists noting that while longer terms reduce monthly obligations, they also substantially increase total interest costs and slow equity accumulation. Any 50-year mortgage product would face legal hurdles under current Dodd-Frank qualified mortgage rules, which would need to be modified to accommodate such terms.
Alaska Impact: While these federal proposals aim to improve housing affordability nationwide, Alaska's unique challenges (including construction costs 40-50% above national averages, limited buildable land, and geographic isolation) may limit their effectiveness without corresponding efforts to address supply constraints. AMBA members should monitor implementation details as they emerge, particularly regarding how GSE portfolio expansion might affect long-term market stability and whether any new mortgage products would be viable in Alaska's market conditions.
